New Investment Alert Forty5Park (3)

Forty5Park: AI-native portfolio intelligence platform helping the $20 trillion institutional real estate market make faster, smarter decisions.

Mudita Venture Partners is excited to announce an investment in Forty5Park, is an AI-native decision engine that helps institutional real estate and Real Estate Private Equity (REPE) turn fragmented portfolio data into faster, smarter investment decisions.

Large real estate firms manage billions of dollars across thousands of properties. Yet critical information often lives across scattered spreadsheets, disconnected property management systems, market feeds, and internal reports. Analysts waste countless hours every month wading through spreadsheet chaos – gathering, cleaning, and reconciling data before they can begin answering basic portfolio questions. As a result, billion-dollar decisions are made on stale data, often leading to missed opportunities and overlooked underperformers.

Forty5Park is helping the industry move from spreadsheet-heavy to intelligence-rich. The platform brings portfolio, market, and acquisition data into a single system, allowing investment and asset management teams to quickly identify risks, uncover opportunities, and monitor performance across thousands of assets. By reducing the time spent assembling data and increasing the time spent acting on insights, Forty5Park helps investors operate with greater speed, confidence, and precision.

Mudita invested $1.6M in Forty5Park’s seed extension round alongside an exceptional group of investors, including Stellifi, the Sequoia Scout Fund, Original Capital, and Second Century Ventures’ REACH Program, as well as strategic investors from some of the most respected organizations in real estate and technology. The cap table includes leaders from Starwood Property Trust, Starwood Capital, BentallGreenOak, Townsend Group, Cerberus, GreenCourte Partners, Google, Salesforce, IBM, and BlackRock.

A special thank you to Mudita Operating Partner Rahul Gupta and LPs Dan Dierking and Mark Zikakis for their partnership, diligence, and conviction throughout this investment process.

The Problem

Institutional real estate is one of the world’s largest asset classes.

Yet many of the firms responsible for allocating billions of dollars still rely on fragmented systems, manual reporting processes, and spreadsheet-driven workflows to make critical investment decisions.

A typical asset management team may spend days assembling information from property management systems, rent rolls, market feeds, valuation models, and internal reports just to answer straightforward questions:

  • Which assets are underperforming?
  • Where are renewal risks emerging?
  • How does portfolio performance compare to market conditions?
  • Which opportunities deserve additional capital?

As one industry executive shared during our diligence process, by the time many reports reach decision-makers, the information is already outdated.

The Solution

Forty5Park serves as an intelligence layer for institutional real estate.

The platform ingests and normalizes data across disparate systems, creating a single source of truth for portfolio performance. On top of that foundation, it captures and encodes the unique investment logic, KPIs, workflows, and decision frameworks that make each firm successful.

Portfolio managers, acquisitions teams, and executives can interact with their data through a natural-language interface, uncovering insights, identifying risks, and accelerating decision-making without manually assembling reports. What once required days or weeks can now happen in minutes.

The Team

CEO and Co-Founder Sourav Goswami spent more than three decades in institutional real estate private equity, including leadership roles at Goldman Sachs, Merrill Lynch, and Walton Street Capital, where he helped raise and deploy more than $4 billion.

Before founding Forty5Park, Sourav also built and exited a previous technology company, which gives Forty5Park credibility with the buyers the company serves.

He is joined by a team that spans institutional real estate investing, enterprise software, data infrastructure, and AI, giving Forty5Park a rare combination of industry credibility and technical depth.

Traction

While still early in its journey, Forty5Park has already demonstrated meaningful traction.

Highlights include:

  • Approximately $290K in live ARR
  • More than $1M in contracted ARR
  • A growing enterprise pipeline exceeding $3M
  • Deployments with leading institutional real estate firms including Starwood Capital and Greystar
  • An expanding strategic distribution partnership with Alliance Global Advisors

We were particularly encouraged by the company’s ability to land respected industry leaders and expand those relationships over time. Early customers are not simply testing the platform—they are increasingly integrating it into how decisions are made.

Why We’re Excited

Several factors make Forty5Park particularly compelling:

  • Clear, measurable ROI. Customers are reducing reporting cycles from weeks to minutes and uncovering opportunities hidden inside existing portfolios. The value proposition is tangible, immediate, and easy to validate.
  • A massive industry running on outdated infrastructure. Institutional real estate is a multi-trillion-dollar asset class, yet many investment decisions are still powered by spreadsheets, PDFs, and fragmented systems.
  • A strong initial wedge. Portfolio intelligence and performance monitoring solve an urgent, highly visible pain point. The platform helps teams answer critical questions faster, making adoption easier and expansion more natural.
  • A growing data and workflow moat. Forty5Park doesn’t simply aggregate data—it encodes how each firm makes investment decisions. As customers layer more workflows, definitions, and historical context into the platform, switching costs increase and the intelligence becomes more valuable.
  • A credible expansion path. Today, the platform helps firms understand what is happening across their portfolios. Tomorrow, it can help them determine what to do next—from acquisition analysis and lease optimization to performance attribution, scenario modeling, and portfolio strategy.

We believe the most valuable AI companies won’t simply help organizations work faster. They’ll become the operating systems through which critical decisions are made. Forty5Park is building toward that future for institutional real estate.
